White elastomeric roof coating for commercial low-slope roofs. Restores aging built-up, modified bitumen, single-ply, metal, and spray foam roofs at a fraction of full replacement cost. Made in the USA.
Cool roof energy savings. 89% solar reflectance lowers roof surface temperature, reduces cooling load, and supports compliance with Title 24 cool-roof requirements for low-slope roofs in California. Manufacturer reports up to 30% energy savings on cooling versus dark or weathered roofs.
What you get. Five-gallon pail of siliconized water-based elastomeric coating. Low VOC. Adheres to metal, tile, BUR, modified bitumen, and most properly prepared low-slope roof substrates after surface preparation and primer per the product technical data sheet.
Applied performance
- Seamless waterproof membrane that stretches and recovers with the roof through temperature cycles
- Bridges minor cracks, seams, and surface defects when applied at correct dry film thickness
- Excellent adhesion on properly prepared metal, tile, and built-up roofing substrates
- Resists moisture, mildew, algae, rain, premature aging, and UV exposure
- Easy clean-up — water-based, low-VOC formula
Coverage and warranty thickness
Plan for two coats applied perpendicular at approximately 16 mils wet film thickness per coat. One five-gallon pail covers approximately 500 square feet for a single coat at that thickness — about 200 square feet across two coats to hit the typical 20-mil dry film thickness for warrantied performance. Confirm against the product technical data sheet for the application you are specifying.
